A developer lands on your website with a 40,000-square-foot ground-up project and four firms on the shortlist. Can that person tell, in under a minute, whether you self-perform, whether you take on construction management at risk or only hard-bid work, and whether you have built their type of building before?

On most commercial construction websites, no. And the developer doesn’t call to ask. They move on to the firm whose website answered the question for them.

A commercial construction website redesign is a structural project, not a cosmetic one. The buyer landing on a general contractor’s site is qualifying your firm, and the site either gives them enough evidence to keep you in the running or it doesn’t.

Below is what we’ve learned building websites for contractors, builders, and industrial clients from our Indianapolis studio, including Kort Builders, an Indianapolis general contractor with nearly four decades of experience, and KPS Commercial Construction. This is the construction-specific companion to our broader work in industrial web design.

Structure your services around how work gets delivered, not how your company is organized

Most construction websites have a page called “Services” with five paragraphs underneath it. Design-build, construction management, general contracting, and preconstruction all live in the same block of text, described in nearly identical language, distinguished mostly by which sentence they appear in.

That structure mirrors the firm’s internal org chart instead of the buyer’s decision. An owner who has already chosen design-build is running a different search, asking different questions, and comparing different capabilities than an owner soliciting hard bids. Give them the same paragraph and you’ve served neither one.

Each delivery method should have its own page when you have the experience to fill it. Each page should answer:

  • What the delivery method means, in plain language, for an owner who may not have built before
  • When it’s the right choice and when another approach fits better
  • What the contractor’s role and the owner’s role look like during each phase
  • How the contract and pricing model work, such as GMP, cost-plus, lump-sum, or fixed-fee arrangements
  • Two or three relevant projects delivered this way, including project type and approximate scale
  • One clear next step

A combined services page isn’t always wrong. If your company self-performs one trade and does one thing exceptionally well, one honest page beats four padded ones. But if you market four delivery methods and give each of them a paragraph, you’re asking the buyer to sort out distinctions your website should have explained.

Owner’s representation deserves its own page because that buyer isn’t hiring a contractor

Owner’s representation is the clearest example of a valuable service that gets buried.

The buyer is different. A school corporation, municipality, church, nonprofit, or private owner looking for an owner’s representative isn’t shopping for a builder. They want someone to protect their interests while dealing with designers, contractors, budgets, schedules, and risk.

When owner’s representation shows up as a bullet point on a general services page, it reads like an add-on rather than an independent professional practice. It also gives search engines almost nothing to work with.

Give it a real page. Explain what an owner’s representative does during design, bidding, construction, and closeout. Address conflicts of interest directly, because sophisticated owners are already thinking about them. Identify the project types where your firm has served in that role and explain how your involvement changed the outcome.

People searching for an owner’s representative alongside a city, industry, or project type have a specific need and a short list of candidates. A real page gets you onto it.

Your project portfolio is your capabilities page

Construction firms have a visual advantage most industries would kill for. A well-photographed medical office, manufacturing facility, restaurant, or distribution center says more than a page of claims about craftsmanship.

The mistake is treating the portfolio as a gallery. Your buyer isn’t admiring the work. They’re hunting for evidence that you’ve already built something close to what they need.

That means the portfolio needs structure:

  • Filters by market sector: healthcare, education, industrial and warehouse, office, retail and restaurant, multifamily, municipal
  • Filters by delivery method, so a design-build prospect finds design-build work in one click
  • Square footage and an approximate project value or range, when client agreements allow disclosure
  • Location, because regional experience matters more in construction than in almost any other industry
  • The architect and key partners when you’re permitted to name them
  • A short narrative on the bigger projects: the constraint, the approach, the outcome

Geography deserves special mention. We originally built a custom interactive project map for our own website so visitors could see where we work. A large construction company saw it, asked for their own version, and licensed it. We’ve since used the same idea on KPS Commercial Construction’s site. For a firm whose work clusters in a region, a map answers the “do you work near me” question faster than any list of cities in the footer.

Public bid work and private client work need different paths through the website

Plenty of commercial contractors chase both public-sector and private work. Those two audiences qualify firms completely differently, and the website should say so.

Public-sector buyers want prequalification documents, bonding capacity, safety information, EMR data, certifications, and one obvious contact for bid solicitations. Private clients don’t care about your procurement paperwork. They want comparable projects, a clear process, and confidence in the people who will run their job.

Serving both usually means two distinct paths through the site. If you want to grow negotiated private work, that path gets the more prominent placement, because public opportunities mostly arrive through procurement portals and bid networks you already monitor. Negotiated work turns on what an owner or developer finds when they research you at 9:30 at night.

Your leadership page is a business development tool, not an organizational chart

In construction, the sale is a relationship sale. An owner is choosing the people who will spend the next 14 months working alongside their team. That decision gets made about individuals, not just companies.

Most construction team pages are grids of headshots with titles underneath. A leadership page that supports business development includes years in the industry, the types of projects each person has led, credentials, areas of expertise, and enough personality that a prospective client feels like they’ve already met.

The page also has to be maintainable, and this is where most of them fail. Construction firms add project managers, estimators, and superintendents constantly. We’ve inherited team pages that sat three years out of date, listing people who had long since left, because updating one meant emailing the web company and waiting.

Build it so an authorized staff member can add, update, or remove a person without breaking the layout or calling us. That’s a big reason we build on WordPress with a visual editor the client’s own team can use.

A closer look at what a general contracting website has to do

Take a firm like Kort Builders. Nearly four decades of work across industrial warehouses, office space, retail, and restaurants, with design-build, construction management, general contracting, and preconstruction all in the mix.

That range is an asset and a liability at the same time. Breadth reads as vagueness unless the website sorts it out for the visitor.

The job comes down to four things. Make each delivery method distinct. Let visitors browse completed work by industry. Communicate the culture that wins negotiated work. Make the next step obvious on every page that matters.

Get those right and the website starts attracting the right opportunities while screening out the wrong ones before they eat estimating hours.

Technical SEO that matches how construction buyers search

Owners and developers don’t search for “best construction company.” They search by delivery method, project type, and geography:

  • Design-build contractor Indianapolis
  • Medical office construction Indiana
  • Owner’s representative for school construction
  • Tenant improvement contractor Fishers
  • Warehouse general contractor

If those services, project types, and locations aren’t represented in your site structure and copy, you won’t show up for the searches that produce actual bids.

This is the practical argument for splitting real services into individual pages. Each page answers a specific set of questions and proves relevant experience. It’s also why ongoing content matters. A firm that publishes a project write-up after every significant job builds a body of evidence that compounds. A firm that publishes occasional company news doesn’t. Our approach to search engine optimization treats site structure, service content, and project content as one program.

AI-assisted search raised the stakes. Google’s AI Overviews and similar tools assemble answers from information they can interpret and cite. Clear service explanations, real project detail, and useful question-and-answer content help both traditional search and AI-generated results understand what your firm does. Vague copy gets skipped by both.

Accessibility matters, especially when you pursue public-sector work

Ask a contractor whether their website has been evaluated against current Web Content Accessibility Guidelines and the honest answer is usually that nobody has ever checked.

Here’s what “nobody checked” looks like in practice. We ran an automated scan on a site in this space recently: 56 errors, 50 of them images with no alternative text, plus 30 low-contrast errors and a handful of empty links and buttons. The overall score came back 2.3 out of 10. Nothing about that site looked broken to a sighted visitor using a mouse.

That uncertainty gets expensive when you pursue schools, municipalities, and universities. Accessibility language is showing up in procurement conversations and organizational standards. Beyond procurement, more than one in four adults in the United States has some type of disability. People who navigate by keyboard, use screen readers, or need stronger color contrast are among your clients, partners, employees, and neighbors.

Accessibility is far cheaper to handle during a rebuild than after launch. Semantic markup, logical heading structure, useful alternative text, keyboard-accessible navigation, descriptive link text, and sufficient color contrast belong in the original design and development process, not in a remediation project 18 months later.

We also include a free accessibility toolbar on every site we build. We wrote it ourselves. It runs entirely in the visitor’s browser with no accounts, no external requests, no tracking, and no subscription, and it gives visitors controls for font size, contrast, spacing, a reading guide, and a dyslexia-friendly font. We give it away because we don’t love how the overlay industry sells accessibility, and because a toolbar is useful for some visitors.

It does not create compliance. No widget does. It supplements accessible code, content, and testing rather than replacing them, and any vendor who tells you otherwise is selling you a subscription. We explain that distinction on our website accessibility page.

Speed, hosting, and why we stopped arguing about Lighthouse scores

Construction websites get heavy fast. High-resolution project photography, drone footage, capability statements, prequalification packets. On poorly configured hosting, that turns into a portfolio page nobody waits for.

So speed matters. The problem is the number almost everybody uses to measure it.

Google PageSpeed Insights runs a lab test. The mobile version simulates a Moto G Power on a throttled 4G connection with a 4x CPU slowdown. It’s a stress test, not a measurement of your visitors. And at the top of that same report, under “Discover what your real users are experiencing,” most contractors will see two words: No Data. Google collects real-world performance data through the Chrome User Experience Report, but it only publishes it for sites above a traffic threshold that the average small or midsize B2B company never reaches. The field tab is empty, so the simulation becomes the only number anyone ever sees.

What that gap looks like on our own website

We measured both on the same day, August 24, 2026.

PageSpeed Insights, mobile: a performance score of 53, with largest contentful paint reported at 11.0 seconds. Desktop scored 83. Real user data: none available.

Our own field monitoring, over the previous seven days and 128 real visits to the site: largest contentful paint at the 75th percentile of 2.56 seconds on mobile, interaction to next paint of 24 milliseconds, and cumulative layout shift of 0.020.

Same website, same day. The simulation reported a largest contentful paint more than four times slower than what actual mobile visitors experienced.

The audience data explains most of it. Over that week, 59 percent of visits came from Windows, 24 percent from macOS, 13 percent from iOS, and 3 percent from Android. Mobile accounted for 16 percent of all visits. The median visitor’s device reported 8 CPU cores and 16 GB of memory. The phone Lighthouse emulates has a fraction of that capability and represents roughly 3 percent of the people who actually show up.

The field data also told us what to fix

None of this means our website is as fast as it should be. Our largest contentful paint at the 75th percentile across all devices was 2.91 seconds, which fails Google’s 2.5 second threshold. We’re not passing, and we’d rather say so than pretend otherwise.

What the field data gave us that the lab score never could is a target. Our Indianapolis portfolio page was averaging 5.58 seconds while the rest of the site sat between 1.4 and 2.7 seconds. The cause turned out to be simple: every project mockup on that page was loading at once, whether a visitor ever scrolled to it or not. Roughly 130 images, all fetched up front. We fixed it in an afternoon.

A performance score of 53 tells you to feel bad about your website. Real-visitor data tells you which page to open.

This is why we built the monitoring ourselves. It’s a self-hosted WordPress plugin that collects Core Web Vitals from actual traffic, stores them in the site’s own database, and reports the 75th percentile alongside a profile of the devices and platforms visiting. Cookieless, no third-party requests, and it runs on our own site before it goes anywhere else.

Real speed problems remain real, and we fix those the ordinary way: properly configured managed hosting, a CDN, modern image formats like WebP, and photography sized and compressed for the web. We also run our own forensic security scanner across the sites we maintain, because a contractor’s website going down or getting flagged as malicious during a bid window is not a theoretical problem. If you’re not sure how your current site performs, we’ll tell you plainly, and we’ll show you the field numbers rather than a screenshot of a score.

Where AI fits into all of this, and where it doesn’t

Nearly every construction marketing conversation in 2026 reaches automation eventually.

Can AI turn approved field notes into a first draft of a project write-up? Can a chatbot answer common prequalification questions at 11pm? Can existing pages get reviewed periodically for outdated information? Yes to all three, with human review in the loop.

We’re not speculating here. Our own website runs a custom AI assistant we built and trained on our content, and it worked well enough that we’ve since built versions for clients. We help firms figure out where this technology actually pays through our AI consulting practice.

But sequence matters more than capability. These tools sit on top of a structured website, organized content, defined services, and reliable business information. Traffic and conversion data then show you where more content or automation is worth the money.

You can’t intelligently refresh content that doesn’t exist, and you can’t automate a process the company has never defined. Build the foundation, let it produce information, then automate against what the data shows. Firms that reverse the order spend a year evaluating tools and end up with the website they started with.

Treat accessibility as a core requirement, particularly if you pursue schools, municipalities, universities, and other public-sector clients.

The ADA is a civil rights law, not a website certification program, and your specific legal obligations depend on your organization and circumstances. WCAG is the technical framework most commonly used when evaluating a website.

Rather than claiming a site is “ADA compliant,” build toward current accessibility guidelines, test the interactions that matter, fix known barriers, and maintain the site as content changes.

Our Lighthouse mobile score is in the 50s. Is that a problem?

Maybe, maybe not. The mobile test simulates a throttled low-end Android phone, which is a poor stand-in for commercial construction buyers who are almost always on current devices and decent connections. On our own site, that test recently reported an 11.0 second largest contentful paint while our real mobile visitors were seeing 2.56 seconds at the 75th percentile.

Google’s own real-world dataset usually reports “No Data” for a site this size, which means nobody can check the simulation against reality unless you collect the data yourself. Before spending money chasing a lab number, measure what actual visitors experience, then fix what that data says is broken. Sometimes it’s hosting. Sometimes it’s one 4MB hero image on one page.

Should a commercial construction website be built on WordPress?

For most contractors, yes. You need to add projects, update leadership after staffing changes, and swap out capability documents without calling a developer every time.

WordPress is open-source, widely supported, and flexible enough for structured project portfolios and industry-specific content. It also keeps you off a proprietary platform that only one vendor can edit, which matters the day you decide to change vendors.
